ORKIN TERMITE BAITING SERVICE

The HOA annually contracts with Orkin for what they describe as Termite Baiting Service.  This service covers all the individual condo buildings and the 3 garage buildings.  The annual cost for this service is approximately $2,500 including sales tax.

Per the invoice from Orkin for the pest service it includes the following services:

Monitoring: Orkin will monitor your bait stations for signs of termite activity and provide the appropriate treatment should we find signs of active termintes.

Inspections: Orkin inspects your home regularly for signs of termite activity to help maintain the effectiveness of your treatment plan.

Retreatments: If termites return after treatment, we’ll retreat your home at no additional charge.  This saves you money by avoiding the cost of a full treatment should termites return after your coverage has lapsed.

If you are planning on selling your condo you are encouraged to contact the local Orkin office to arrange for an inspection.  Tell them you are with the HOA (account number 28932206) and arrange for an inspection.  Per the above explanation from their invoice any necessary retreatments should be performed at no charge. However, you should confirm the extent and any cost with the Orkin office.

Background: Orkin provided a copy of contracts executed in 2009 indicating the HOA had contracted for treatments for termites.  The annual baiting service was made available to the HOA as part of that contract.
